Private Lending
Earn 10% to 12% from short term loans secured by real estate. We work with a strong base of recurrent borrower and handle the entire process from application to payoff.

Your capital is invested in real estate loans secured by a first lien position on residential investment properties. We lend conservatively up to 70% loan to value.

The loans have a short duration of 6 months, and your principal is returned when the loan matures or when the borrower sells the renovated property. Almost all our borrowers finish and sell the properties before maturity

Installment Sales
Maximize cash flow generation by purchasing a property “as-is” and selling it to the prospective buyer in installments. We find both the buyer and the property, negotiate the terms, and coordinate the installment sale with preferred attorneys and title companies. You earn 20% to 30% of the sales price at closing, plus interest well over 13% per year, payable monthly, for approximately five years. No tenants, no maintenance, no expenses. Installments sales offer better cash flow returns than most rental property investments.

Build To Rent
Grow your rental portfolio with homes that are purposely designed for renters. These homes provide fast lease-ups and strong rent growth, with a per-unit pricing per square foot that is commensurate with Class A conventional apartments, but without the need to invest tens of millions of dollars or deal with complex financial structures. You can pick one or multiple properties from our projects at the design, pre-construction, construction, tenant-ready or tenant-occupied phase.

Purchase small to medium class B and C developments and improve rent roll through renovations and management improvements. We focus on multi-unit apartments under $10,000,000. We handle the discovery, due diligence, deal structuring, acquisition, leasing and property management. We coordinate the financing, renovations and personnel staffing through our network of industry professionals.

Small Residential Developments
Build to sell or to rent. We focus on small to medium multi-house developments, usually between 3 and 12 homes, each worth approximately $450,000. We handle land acquisitions, plat subdivisions, deal structuring, architectural design, engineering, permitting, marketing and sales. We coordinate construction with preferred builders and contractors in our network.
